Home Sales in Austin Area Neighborhoods in 2011
Well, the year is about to come to a close and I thought I would share some information about home sales in some Austin area neighborhoods.
Rough Hollow in Lakeway – 20 homes in Rough Hollow have sole this year in the MLS. I say MLS because builders are active in Rough Hollow and some homes having been built will have not been in the MLS. Of the homes sold, the median sales price was $457,670 and the average days on market before selling was 173. As for Rough Hollow homes currently on the market, there are 21 and they range in list price from a little under $297,000 to over $5 million. Two of the homes for sale are under contract.
Bella Lago is a neighborhood just west of Westlake Hills by Lake Austin. There have been 26 homes in Bella Lago sold this year. The median sold price was a little over $766,000, which is about $164 per square foot. The average Bella Lago home sold this year was on the market for 112 days before selling. There are currently 5 Bella Lago homes for sale and they range in price from $694,000 to almost $2 million.
Sendero Springs in Round Rock has been very active this year. There have been 110 Sendero Springs homes sold so far in 2011. The median sales price was over $269,000, which is almost $93 per square foot. Average days on market before selling was 90. There are currently just 3 homes for sale in Sendero Springs.
Home sales in Northwest Hills has also been very active in 2011. There have been 68 sales so far this year with the average sold price being almost $444,000, which is around $173 per square foot. The average days on market before selling was just 66. There are currently 28 Northwest Hills homes on the market with 10 of them being under contract. The average list price is almost $588,000.
There is a community in Buda, which is south of Austin, called Elliott Ranch. There have been 13 Elliott Ranch homes sold so far in 2011. The average selling price has been $382,000, which is close to $118 per square foot. Currently, there are 9 homes on the market in Elliott Ranch and one of those is under contract. List prices run from around #303,000 to $625,000.
